Ask for a valid commercial registration and a VAT number, and a written contract that sets out the scope of work, price, payments and warranty. A clear contract protects you and the contractor. Make sure the commercial registration covers the type of work they will do. Get the scope of work written in detail: what's included and what isn't. Tie each payment to a stage handed over with a signed handover report, not to a date. Get the workmanship warranty period in writing. Ask about previous projects and see them yourself if you can.
